Tenants

When you’re looking for a property to rent, you’ll find My Student Let easy to deal with and highly knowledgeable about every aspect of lettings. We like to make moving a simple process so if you have any questions about the lettings process, read our brief guide below.

 

 Register

You can view our properties online by using the property search, register with us and we will keep you updated, alternately you can Telephone our office on 01243 278223 to discuss your requirement. We would strongly recommend registering for our property alert updates here to be the first to receive out latest property list.

 Property Search

Search and select properties you are interested by the property search tool in the top left corner of the website or by clicking on the Lettings tab. We recommend an early viewing it is important to view the property at your very earliest convenience. Click on the "book a viewing" tab to arrange a viewing and one of our agents will be in contact with you. We will meet you at the property, we are open at times to suit you which will be convenient for viewing after work and at weekends.

 

 Reserve a property

If you like the property and wish to make an application, to reserve a property, we require a completed application form per tenant and deposit to reserve the property, we will remove the property from advertising and start the referencing process. You will be sent a link to read through all terms and conditions which we advise doing so before paying your deposit. 

 Referencing

Upon receiving both tenant and guarantor application forms these will be sent to an independent referencing agency and specified referees will be contacted undertaking a credit check, the results of which will be sent to the landlord for their approval. Upon satisfactory references and guarantors once, this is complete, and all parties have signed the tenancy agreement and guarantor forms the process is complete. 

 

 Tenancy paperwork

All paperwork is sent and signed electronically so you and you guarantor will need to have a valid email address and access to read and sign this. The tenancy agreement will detail what the agreements between the tenant and the landlord, and what is required of each party. These will then be signed by both parties and copies will be distributed via email. 

 

An inventory of the contents and condition of the property is usually produced on the move in day or shortly after. This will be supplied to both landlord and tenant. You should look through the contents carefully to ensure that you agree with the state and condition of the property.

 Check in

Around 2-3 weeks before your tenancy start date an agent will contact you with an appointment time for your check in. At check in, which will last about an hour where we will read through our terms and conditions and the tenancy agreement to make sure you understand how your tenancy will work and how we work. aspects such as how to register with utility providers and how to log maintenance issues. Your first rent instalment is also due on this date - all info on how to pay will be sent via email. 

 

 Pricing Information

The rent for each property is either shown as a total amount per Calendar month or a weekly price, My Student Let has calculated the price per week for comparison purposes only. The method we use for calculating the weekly price is: (monthly price x 12) / 52, rounded to the nearest pound. Some agreements also request you pay in instalments in line with your student loans - please check the terms of your agreement.
